Construction Management

I – Viabloc is a General Contracting Company, a management construction firm that acts as a mediator between the client, the owner, the architects, the estimators, the developers, the contractors, the labourers, the sub-trades, the insurances, the suppliers, the manufactures, the engineers and any other management party.

II- Design – Build

Viabloc Construction Company provides a variety of project delivery formats including: general contract method, separate contract method, design-build method, & professional construction management method.

Regardless of the format, Viabloc Construction takes a proactive team approach to the delivery of construction services, and will ensure successful delivery of your project.

The most beneficiary format to the client is design-build method; the client will have the best of both poles, the design and the construction. In a sense, design-build is like the general contract method, except that the contractor is also responsible for the design of the project.

Since the design-build method integrates the design and construction function mutually, it is possible for the construction to begin before the completion of the design for the project, and plans can easily be adapted when changes occur.

However the client’s feedback is important to us at every stage of the project because a construction project must be a joint effort of the contractor, architect, engineer, designer, and client. With this proactive approach, as a result, the final project will have a higher degree of constructability.

III- Project coordination

We understand the challenges each project offers. Projects, even with the most careful planning by Owner, architect, engineers, and designers, usually include omissions or field situations that no one anticipated. We pride ourselves on working closely with all entities involved to find creative solutions that satisfy the most people with the least amount of upheaval both in schedule and cost.

IV- Team approach

Any supplier, manufacturer, contractor, subtrade or labourer even the client himself is welcome to bid and work on any project, the construction company Viabloc manages the tasks in order to help its customers achieving their projects successfully with less cost and within the time frame.

V- Architecture, Engineering, & 3D animation services
Viabloc expertise in the industry is not limited to construction management and consultancy; we offer architectural and engineering services to our clients. We work on from design development to construction completion, pending on project complexity and client’s request.

VI- Viabloc Fees

Below are Viabloc’s company charges related to the construction management:

a)-In addition to the rates shown in paragraph “ b “ below, there will be 5% project management fee, 10% administration fee and 5% profit on any unit-price rate as shown in paragraph “ b “ or on any lump-sum amount and or any lump-sum agreement, that is the total amount shown in the scope of work.

c)– Any interruption of Viabloc’s services will result in a cancellation fee of 20% on the total amount of the estimate, the scope of work and the change of orders, applied to the customer. In addition, the charge in section “d” will be applied.

d)– Failure or non-payment by the customer to Viabloc will result in a monthly interest charge of 5% which will be applied to all passed due amounts not honoured by our customer.
